As Principal Consultants, we have recently completed subdivision works for 98 lots on an approx. 2.4-hectare site at 99 Grove Road, Papakura.

This site consists of highly expansive peat soil which is typical of the Takanini/ Papakura area.

Terra is the Engineer to Contract (EtC) for all civil works and inspections of structural building works. We prepared all plans for residential and civil construction, prepared/obtained all relevant resource and/or building consents.

Construction includes for all earthworks, sewer, stormwater, water supply, roads/access, lighting, power/telco. The dwellings include 2 level timber construction building with concrete floors and mixed-type roofing, with size range 100m2 thru 130m2.

Terra prepared all relevant documentation for application of resource and building consent to develop the greenfield space into an urban subdivision. This included planning, urban design, architectural design, civil and structural design. In addition, Terra managed the tendering of civil works, undertook contract administration and provided certification for the constructed works.

We have recently obtained sign-off for all civil works i.e. EACC and 224c. Building works is ongoing!
